Minimum Energy Efficiency Standard, or MEES, is a regulation that was introduced by the government in 2015 to help improve the carbon footprint of some of the UK’s more inefficient properties. For more detailed information, click here.
This regulation means that landlords with properties based in England and Wales must have an EPC rating of at least an E before they can grant or renew a lease. This will come into effect in April 2018.
Each property must be compliant by this date; it is too late to wait until the deadline to do something about it.
Following on from this, properties with existing tenancies must have an EPC rating of E or above, or the lease won’t legally be allowed to continue. This will come into effect in April 2023.
Does the MEES regulation apply to me?
The regulation applies to all landlords who privately rent commercial properties that are legally required to have an EPC.
The consequences of failing to comply with the MEES regulations are serious.
Non-compliance will lead to a financial penalty of up to £150,000, depending on the type of infringement and length of non-compliance.
